This small (770 sq. ft.) two-bedroom apartment is one of Grace’s Places’ earlier renovations… circa 1999… and does not have all of the high-end details of more recent renos. Nonetheless, the apartment has been well-maintained by long-term tenants and has seen several contemporary upgrades.

• The LIVING ROOM has maple hardwood flooring, an exposed brick wall and a working wood-burning fireplace. There are two lighting circuits, offering a choice of pot lights, track lights, or both. There is a walkout to a DECK overlooking the street.

• The KITCHEN has generous counter space, a double sink and a pass-through (or chat-through) to the living room. There is a bay window at one end (where tenants typically place a small dining set). Appliances include a dishwasher, a smooth-top range, a modern EnergyStar fridge with a pull-out bottom-freezer, and a new over-the-range microwave oven.

• The BATHROOM is off of the kitchen, and has a full-sized tub with ceramic surround, a two-piece shower head (with integral hand-shower) and a pressure-balanced (“no-scald”) shower mixer. There is a skylit carpeted stairway to the upper (bedroom) level.

• The MASTER BEDROOM has a generously-sized closet, as well as additional storage under the eaves. There is a contemporary ceiling fan with remote, and abundant natural light.

The secondary bedroom has a built-in bookcase, but no closet. It is typically used as a den or home-office. Note that both bedrooms are carpeted.

There is a walkout from the bedroom level to a west-facing rooftop DECK, which is shared with a neighbouring tenant.

• There is a well-equipped LAUNDRY ROOM in the basement.

• The apartment is not air conditioned. EnergyStar-qualified window air conditioners are permitted, subject to a seasonal energy surcharge.

• Parking is by street permit only. Month rental parking is occasionally available in the neighbourhood.

• High-speed internet connectivity is available at no cost, subject to bandwidth limits (about 15 GB per month).

• The apartment is available in mid-September for $1,800 per month. Heat, hydro and water are included. Cable TV is not included.

• Please note that this is a small apartment (and does not have a separate dining area). It will not accommodate your Grandma’s dining room set or overstuffed sofa.
