This non-smoking bachelor unit is located on Gerrard Street East just west of Woodbine Avenue. Yonge Street is about 30 minutes away via the Carlton-College streetcar, which provides frequent service around the clock (and the stop for the Eastbound car is literally at the door). Street parking is also available. One of only two apartments on the second floor of the building, it is attractively renovated and very well-equipped.

The fine print

The rent includes heat and water. Electricity is not included, however depending upon the tenant's lifestyle should not exceed $55 per month. The current tenant's electrical costs have averaged $58.68 per billing (29.34 per month) over the past four months.

Garbage disposal is not included. The property receives curbside bag collection weekly, and bags must be tagged with City-issued stickers costing $3.10 each.

A lease is required, although the length of the lease is negotiable. Should the tenant wish to terminate the lease early they may do so, subject to a penalty equal to 5% of the rent which would have been paid had the lease run to its full term.

Tenants are required to carry "tenant insurance", which will cost between $180 and $240 per year, depending upon options and extras. The landlord will assist in arranging insurance.
