This is a private, self-contained apartment on the main floor of a completely modernized 1880's townhouse which was converted to six apartments in 1975. The building is located on a quiet residential street a few steps south of Carlton and 100 meters East of Sherbourne Street (where you can catch the 24-hour Carlton streetcar or the Sherbourne Street bus). It's a twelve-minute walk to Yonge Street and a ten-minute walk to Ryerson.

The apartment consists of a bedsitting room with hardwood floors and a large bay window. (Window coverings are provided). The kitchenette has a bar fridge, a convection/microwave combination oven, a glass-topped single-burner hot-plate and a single-burner induction cooker (which is much fast than a conventional hotplate). There's a single-handle faucet with separate sprayer, and the Ikea cabinets have under-counter lighting.

The bathroom features a deep acrylic soaker tub with a ceramic and glass-tiled tub surround and a pressure-balanced ("no-scald") shower mixer. There's an Ikea vanity with a single-handle faucet, an efficient dual-flush toilet and a premium-quality (quiet) exhaust fan.
Heating is provide by electrical baseboard heaters and is controlled by the tenant.
There is a laundry room in the basement ($1.75 wash / $1.75 dry) and a small basement storage locker.
Parking is available @ $80 per month. (Street parking is also available).

There is no question that Grace's Places' apartments afford excellent value, however this will only be the case if the apartment meets your specific needs and wants. This apartment is likely to appeal to you if you wish to live in the downtown core and appreciate a stylish apartment in a clean and well-maintained building, with a responsible and ethical landlord. But it's a small apartment and has limited cooking facilities, so it will not suit everyone's needs.

- This is a non-smoking building. A seating area is provided on the front porch where smoking is permitted.
- A lease is required. In order to accommodate tenants' needs leases can be as long as two years or as short as three months.
- Regardless of the length of the lease a rental deposit (last month's rent) is required.
- The rent includes all utilities, but does not include internet or cable television.
- The apartment is not air-conditioned. Air conditioners are permitted subject to an energy surcharge of $100 per season (or $150 in the case of a portable air conditioner).
